NICKELODEON HOTELS & RESORTS, CONDOS, KISSIMMEE, FLORIDA

Led by David B. Portwood Sr., Principal in Charge, and Sean Palmer, Vice President, alongside DCG’s global design team, Nickelodeon Hotels & Resorts Orlando represents a bold evolution in experiential hospitality architecture, blending immersive storytelling, family-centered functionality, and contemporary resort design into a dynamic destination environment.

Situated within one of the most visited tourism markets in the world, the three-acre resort was conceived as an architectural response to Orlando’s competitive entertainment landscape. Rather than replicate traditional hospitality models, DCG approached the project with a forward-thinking design philosophy focused on creating an environment that engages the “kidstincts” of guests,  merging play, comfort, and luxury through thoughtful spatial planning and imaginative architectural expression.

The architectural vision integrates four distinct condominium-style accommodations, ranging from efficient studio residences to expansive penthouse layouts. Each unit emphasizes openness, flexibility, and connectivity, with modern interiors enhanced by playful design elements and curated visual storytelling inspired by Nickelodeon’s iconic brand identity. Optional lock-off and connecting configurations allow families and larger groups to adapt spaces to their evolving needs, reinforcing the resort’s focus on multi-generational travel.

From an experiential standpoint, DCG designed the resort as a layered journey rather than a single destination. Circulation pathways guide guests through immersive environments that seamlessly blend indoor and outdoor spaces, encouraging exploration and interaction at every turn. Public areas, dining venues, entertainment zones, and social gathering spaces are strategically positioned to create a continuous sense of discovery, ensuring that architecture itself becomes part of the guest experience.

Culinary venues such as Le Spatula Market Dining and Mikey’s Pizzeria were architecturally envisioned as interactive environments where design enhances engagement, from open kitchens that invite participation to themed spatial narratives that reflect character-driven storytelling. Larger-scale gathering environments, including the open-air Plaza Orange amphitheater and the nostalgic yet contemporary SNICK Lounge, demonstrate DCG’s commitment to balancing high-energy entertainment with moments of relaxation and community connection.

Outdoor environments further reinforce the experiential design philosophy, incorporating water-focused recreation areas, shaded gathering spaces, and flexible performance zones that support both scheduled programming and spontaneous guest interaction. Architectural elements were carefully developed to maintain a cohesive resort identity while allowing each experience within the property to feel distinct and memorable.

Through this project, DCG showcases its ability to translate brand storytelling into built form, delivering architecture that moves beyond traditional resort design to create a fully immersive, family-centered destination. Nickelodeon Hotels & Resorts Orlando stands as a testament to the firm’s global design expertise, blending innovation, hospitality strategy, and experiential architecture into a landmark development anticipated to redefine themed resort living.
